PET POLICY

Most people will say they love pets. But we are anxious to tell you we respect pets. We respect pets for teaching us that the word "animal" is truly a misnomer. We respect pets for showing us how to be better humans. For, how often can one find in people the love and loyalty of an animal? Perhaps this is the reason that pets are welcome in some of our apartments. (Be sure to read our Pet Story below).

Most of our apartments are pet free. We have carefully set aside some that allow pets. Pets can and do cause property damage and may also become a nuisance to others. We are very keen on making sure that this does not happen (see our Pet Agreement below).


PET AGREEMENT

This agreement constitutes part of the lease signed on _______________ with Apartment Rentals and  Lessee ______________ ____________ _______________  _______________ for dwelling at_____________________ ____________________.

Lessor agrees to waive the pet restrictions stated in the Lease, provided Lessee (hereinafter implies one or more Lessees as per Lease) agrees to and meets the following terms and conditions:

Only the pet(s) listed and described below is/are authorized under this pet agreement. Lessor must approve additional pets. Most cats and dogs are allowed. Pets not allowed, include but are not limited to ferrets, primates, hawking birds, and prairie dogs (rodents). Dogs not allowed include but are not limited to Pit Bulls, Chows, Terriers, Doberman Pinschers, Rottweilers, and Rhodesian Ridgebacks.

Under no circumstances may a pet be an “outdoor” pet. Lessor expects all pets to be indoor-dwelling animals. At no time should any pet be left confined and/or restrained without supervision in common areas. Pets must be on leash when outside.

Lessee agrees to register and immunize their pet(s) in accordance with local laws and requirements and provide proof of rabies vaccination.

Lessee agrees to a) accept full responsibility and liability for any damage, injury or actions arising or caused by their pet(s); b) that pet(s) shall not cause danger, damage, nuisance, noise, health hazards, nor soil the apartment/premises, grounds, common areas, walks, parking areas, landscaping or gardens; and c) clean up after the pet and to be subject to a fine of $50 each time there occurs a failure to do so.

A onetime $300 non-refundable charge is required per pet, plus a monthly $15 fee for dogs, or a monthly $10 fee for all other animals.  The pet fee shall be added to the rent and be due each month. Further, any liability resulting from violations of the stipulations stated herein is not included in the non-refundable charge, and shall be charged additionally as applicable.

In the event a violation of any of the above terms and conditions occurs, Lessor shall have the right to immediately cancel this agreement and to require pet owners to immediately remove the pet from the premises. Violation of your pet agreement does not terminate your lease with the rental dwelling. ALL CONDITIONS AND TERMS OF THE LEASE REMAIN IN FULL FORCE AND EFFECT.
